Graham Center in Graham, WA

when opportunity knocks!

Hogback purchased Graham Center in December of 2012 for $1,500,000 as the result of a foreclosed note acquisition and immediately signed new tenants Starbuck's, Verizon, and Subway.  After quickly redeveloping the 15,000 SF inline center, Hogback sold the property for over $4M after $700,000 in lease-up and TI costs.  This value-add project is a perfect example of the type of property/project Hogback seeks to acquire and leverage its expertise and tenant relationships.

Upon the sale after just 13-months of ownership, Hogback acquired the 28,000 SF center across the street....a Safeway shadow anchored center currently being redeveloped with Dollar Tree.

The FIRST Hogback acquisition in March of 2012, this small project was a homerun! Purchased for under $20.00 PSF, and sold for over $100 PSF after redeveloping and inserting O'Reilly's Auto and Dollar Tree.

The result of a 1031 exchange out of our Toppenish property, this property had sat distressed and well under-utilized for decades due to some interesting ECR's prohibiting pad development.  Obviously, Hogback was successful in termination of the 50+ year old restrictive covenants!

Tahoma Square, Yakima, WA

Tahoma Square is a completely ground-up retail development just up the street from the large regional mall, providing a cost alternative for tenants to the CenterCal owned mall.  Hogback broke ground in February of 2015 for Harbor Freight, Goodwill, Chipotle, and most recently, MOD Pizza.....the second MOD Hogback will have developed in Yakima.

Adding value through new tenants

When Hogback purchased the former Nob Hill Plaza in June of 2013, it didn't look like much.  The property had sat under developed and under-utilized since the 60's when building shopping centers was looked at a little differently.  Very large buildings in the rear with nothing up-front allowed for large box users, but a lack of high-traffic users such as restaurants.  The idea was fairly simple:  eliminate the problematic ECR's and build out the frontage first, leveraging  the high traffic and exposure created by the expansive vacant ground.

Chris started his career in retail development in Yakima, WA after working for himself as a commercial real estate broker since 2006. Chris is an avid family man above all else, a skier, and passionate about his role in the company.  Chris is responsible for acquisitions, leasing, tenant relationships, entitlement, and working with the team of engineers, architects, and brokers/RE Managers to create successful projects.  Chris is father to eight, ranging in age from 3 to 28, with six of his children adopted.

Benjy is co-owner of Hogback Development and also runs a very successful commercial general construction company, Stephens & Sons Construction.  Benjy is father to two young girls and has mastered the art of balance when it comes to long work hours and family.  Benjy's role in the company really starts when it is time to build, focusing his energy on the "meat and potatoes" of our development projects.  We are able to build quality projects in a timely manner, because Benjy is on the team.

To put it simply, Liz is irreplaceable.  Liz came to Hogback after working as a commercial loan underwriter for a local business oriented bank, and running her own family business.  Liz brings to Hogback years of accounting, banking, lending/finance, and small business experience. Liz has a critical eye, and pretty much handles "everything!"  Liz is responsible for all day-to-day accounting and bookkeeping, tenant communication, lease drafting, and above all else, finance.  Liz is mother to three amazing young boys.
